Project Superintendent
Responsibilities:
- Provide on-site supervision of general contractor, sub-contractors and consultants.
- Direct the daily field operations.
- Write detailed daily field reports.
- Assist in updating the Project schedule.
- Ensure the construction process conforms to contract documents.
- Enforce the Safety Program.
- Conduct the weekly safety meetings.
- Conduct the weekly superintendent meetings.
- Monitor the construction schedule to make sure the contractors man the Project to meet the schedule requirements.
- "Utility" coordination/supervision.
- Attend the Owner meetings as needed.
- Interface daily with the township inspectors and the township engineer representatives.
- Ensure the trade contractors are maintaining as-built drawings.
- Color code drawings as required for monitoring construction progress.
- Interact with the Project Engineer with regard to answering RFI's.
- Review contractor's Payment Applications for percentage complete.
- Interface with scheduling the township inspections and permitting process.
- Maintain Project security and Project maintenance/clean-up.
- Maintain progress photography.
- Schedule and supervise final inspections.
- Supervise punch list walk-thru's.
Minimum Requirements:
- 5+ years of Project or Construction Management field experience with basic understanding of all facets of building construction.
- Strong computer software application skills.
- Strong interpersonal and organization skills with the ability to manage several Projects simultaneously.
- Proven record of providing excellent internal and external customer service.
