The Challenge:

In order to meet the Owner's requirement, a construction schedule was developed and maintained with a completion date six months ahead of a typical schedule for a project of this size and use. The project included the construction of two buildings totaling 475,000 sf and the development of more than 50 acres of office campus and support infrastructure. The buildings were designed and constructed to be state-of-the-art data hubs for the client's nationwide telemarking and E-commerce consumer base. To make room for the electrical and telecommunication cabling, the entire space was built on a unique raised floor HVAC Plenum system. Due to the large scale and level of complexity, this sophisticated system required careful attention to design and construction detail.

Our Strategy:

Blue Rock worked closely with the design and construction professionals throughout the project. The client was kept well informed allowing decisions to be made without sacrificing schedule or quality. With critical construction activities, Blue Rock provided continuous evaluation of manpower, material procurement, and design and construction resources, while adjusting the schedule accordingly to satisfy the Owner's move-in requirements. The strategy was ever changing and highly dynamic from the beginning to end.

Results:

The area's first upscale, state-of-the-art data center office campus was completed on schedule. The Blue Rock team continued to be a 24-hour/seven day resource to the client in the weeks and months following the Temporary Certificate of Occupancy and the Certificate of Occupancy in an effort to assist the client's facilities department with "learning the ropes" of their new home.

The Client:

"Both buildings were constructed on a fast track basis. Schedule was of utmost importance as many of our facilities had leases that expired at the same time as the new buildings were scheduled to compete. Any delay was unacceptable. Construction commenced in February 1998. We started our phased move plan of 4,000 team players in May of 1999, an impressive accomplishment by any measure. the project was further complicated by the installation of an 18" raised floor throughout the buildings, the first of its kind in this area. Also included in the design was an array of building features designed to ensure Cendant Mortgage remains in the forefront of technology and employee amenities. The buildings are a definite showcase. Our current and prospective clients are immediately impressed. Team players not assigned to our Bishops Gate facilities are jealous of the superb working environment of their co-workers."
