LEEDing the Way
SWEDESBORO-DP Partners' 'Building K' is a 365,000 square foot industrial storage and distribution facility in Swedesboro, New Jersey.
The project development, design and construction team is currently pursuing LEED CS Certification with the United States Green Building Council.
For the building owner, a LEED Certification adds value to their facility. This in turn can improve the marketability of their facility for leasing or sites efforts.
Research shows that LEED Certified buildings command higher lease rates and experience a stronger demand. In addition the Owner has a building that is environmentally responsible and operationally more efficient than other facilities.

For the potential tenants, a LEED Certification means lower utility bills, more efficient building systems and improved health & well being for their employees.
In addition, environmentally progressive tenants can take the additional step of pursuing LEED certification for their interior improvements. This step is often made easier when the core and shell of the facility are LEED certified.
Some common elements of a LEED certified industrial facility include the use of recycled concrete in lieu of stone products, low water flow fixtures, HVAC equipment that is monitored and/or controlled to achieve higher efficiencies. In the case of 'Building K' a large portion of construction wastes were diverted from landfills to be recycled.
