Blue Rock’s Design-Build Process Helps Radwell International Grow

Celebrating its 30th year of buying and selling surplus industrial controls and equipment, Radwell International’s business is growing and Blue Rock Construction, Inc. helped it expand.

In June, Blue Rock, based in Burlington, N.J., completed a 36,400-square-foot addition to Radwell’s existing 75,000-square-foot warehouse in Lumberton, N.J. Along with the extra space, Blue Rock provided a new automatic fire suppression system for the entire facility.

Looking to relieve their storage problems in a quick time frame, Radwell turned to Blue Rock’s strong track record of building warehouses and executing design-build projects. Construction started February 10, 2009 and Blue Rock secured a temporary certificate of occupancy just seven weeks later. By April 2nd, Radwell was installing racking systems and utilizing the additional space.

"The owner approached us saying they’d like to get it done as quickly as possible and we made that happen," said Jim Hoolehan, Blue Rock’s Vice President overseeing the project. "The less time we were there, the easier it was for Radwell to operate their expanding business. While working through the winter with some unpredictable weather, we were able to handle challenges quickly."

As Radwell’s Design-Build Contractor, Blue Rock was responsible for the full design and approval of all aspects of the project including site-plan approval with Burlington County and Lumberton Township. In addition, Blue Rock provided all architectural, structural, HVAC, plumbing, fire suppression and electrical drawings to obtain the necessary permits in a timely manner.

While creating the additional space, Blue Rock installed a new automatic fire suppression system throughout Radwell’s new and existing facility including a new water supply and fire pump. A sprinkler system was installed on each of the two new levels of the storage areas during which time Radwell remained in operation.

Outside the warehouse, Blue Rock solved Radwell’s congested parking problem by adding 115 parking spaces.

Today, Radwell International is enjoying plenty of space, both inside and out.
