First Industrial Realty TrustBlue Rock constructed two state-of-the-art distribution warehouses, including a full site-work package, for First Industrial Realty Trust at First Park 33 Commerce Center in Northampton County, PA. The site features a 341,000-square-foot warehouse and another at 243,000 square feet.

Building A includes:

  • 32’ clear height
  • 52’ x 51’2” column spacing
  • Up to 65 docks
  • Trailer parking for 75
  • Car parking for 141
  • 3,250 SF office space
  • ESFR sprinkler
  • T5 lighting

Building B features:

  • 32’ clear height
  • 52’ x 50’ column spacing
  • Up to 58 docks
  • Car parking for 183
  • 3,500 SF office space
  • ESFR sprinkler
  • T5 lighting

The site also features a shared truck court with over 230,000 SF of underground infiltration basin, the largest installation on the East Coast by the basin’s manufacturer.

The project’s schedule was built to minimize the need and additional cost of multiple crews (i.e. cranes, etc.). Work was performed concurrently in both buildings, which were turned over within a month of each other.

Since the site was comprised of highly moisture, sensitive soil, Blue Rock collaborated with the owner and civil and geotechnical engineers to implement creative construction techniques to fast-track the site schedule in late winter and early spring.
