Blue Rock Construction was proud to partner with New York City-based developer Rockefeller Group on a second project, a 345,000-square-foot speculative warehouse in Eastampton, N.J.

The project featured a 4,000-square-foot speculative office, plus new turning lanes to Route 206 to access the building. The site also includes a new wet pond, retaining wall, site fencing, and sound wall.

Originally, the warehouse had a completion date of Jan. 23, 2023, but in mid-December, Rockefeller requested that a TCO be achieved before the end of the year. Despite not getting permanent power until Dec. 19, the Blue Rock team got the TCO on Dec. 30.

Rockefeller announced two months later that it sold the 27.64-acre property to Glendale Warehouse and Distribution Corp. for $83 million. Blue Rock recently completed the fit-out project for Glendale, which is a major distributor for the spice industry and also stores and transports other food products.

The new warehouse features:

  • 96 trailer spaces
  • 185-foot truck court with a 60-foot apron
  • 54 dock doors
  • Two drive-in doors
  • 36-foot clear heights
  • 3,000 amps of power and LED lighting

Eastampton marked Blue Rock’s second project for Rockefeller Group. The first was a 1 million-square-foot warehouse in Allen Township, Pa., that also included a fit-out for GEODIS.
