Blue Rock Construction was proud to partner with the Hanover Company to deliver a new 357,840-square-foot warehouse in Northampton Township, PA.

The project reflects a shared commitment to quality, collaboration, and innovative problem-solving from the start of construction through owner turnover.

Located on Savage Road, the facility features 51 dock positions, two drive-in doors, curtain wall systems along the northeast and northwest elevations, and a 3,000-square-foot office fit-out.

Construction began in June 2025, and the project received its Certificate of Occupancy in August 2026.

OVERCOMING COMPLEX SITE CONDITIONS

Long before the building took shape, Blue Rock’s team was solving significant engineering and logistical challenges across the 65-acre property.

Unsuitable existing fill and extensive rock required deep dynamic compaction, blasting, and other ground-improvement work to prepare the building pad.

Careful planning allowed blasting and dynamic compaction to be performed simultaneously, helping the team maintain progress amid the complex site conditions.

MAINTAINING ACCESS AND MOMENTUM

Site access presented another major challenge. After an existing bridge was determined to be structurally unsound, Blue Rock installed a temporary Acrow Bridge to maintain reliable construction access and keep the project moving.

The team also coordinated the installation of a permanent Contech culvert system, which involved damming the stream, completing compaction grouting, and establishing the facility’s permanent paved entrance.

This carefully planned approach allowed construction to continue while the long-term access solution was completed.

The team’s flexibility and close coordination also helped move the project forward through an exceptionally wet stretch of weather. Crews remained focused on quality and schedule as they completed the building, converted the stormwater basins, and advanced through final inspections and closeout.

A SITE RICH IN INDUSTRIAL HISTORY

The property also has a notable connection to Pennsylvania’s industrial history. It was once home to the Atlas Quarry, operated by the Atlas Portland Cement Company, which supplied hydraulic cement used in the construction of the Panama Canal.

From the challenging subsurface conditions to the demanding access and infrastructure work, the Savage Road project required adaptability, technical expertise, and teamwork from beginning to end.
