Leading off our list of successful projects in South Jersey is Blue Rock’s recent work for COIM USA in West Deptford.

Known internationally as a leader in chemical manufacturing, COIM partnered with Blue Rock to build a new 61,000-square-foot facility designed for the bulk storage of manufactured materials.

This state-of-the-art warehouse includes a 51,600-square-foot self-contained storage room built to the highest safety standards and ten dock doors to streamline operations.

The company also upgraded the site’s security infrastructure with a modern, three-compartment guardhouse to meet COIM’s high operational standards.

Blue Rock successfully completed all design phases — including civil, architectural, structural, mechanical, electrical, plumbing, and fire protection — and secured approvals from all township and government agencies.

Another major project for Dermody Properties, the 336,000-square-foot warehouse at LogistiCenter® in Woolwich, NJ, exemplifies Blue Rock’s dedication to building large-scale, adaptable facilities.

This warehouse, positioned across from the J&J Snack Foods warehouse Blue Rock previously built, houses a speculative office area and includes 55 dock positions.

This location is part of a larger industrial park in Gloucester County, showcasing Blue Rock’s continued role in the region’s industrial growth.


Daimler Truck, Swedesboro

Blue Rock completed a two-phase renovation project for Daimler Truck North America, North America’s premier heavy-duty truck manufacturer.

Phase 1 included a 6,000-square-foot office renovation. Along with demo work, Blue Rock built three new offices and updated others with new flooring, paint, ceiling tile, millwork, bathroom tile, bathroom fixtures, and accessories.

Phase 2 saw renovations to the lunchroom, warehouse bathrooms, and truckers’ lounge, as well as storefront and door replacements.

Blue Rock’s ability to execute these improvements with minimal disruption to Daimler’s operations highlights our commitment to a client-focused approach.


J&J Snack Foods, Woolwich

Blue Rock was proud to deliver a new 200,640-square-foot cold storage/freezer facility for owner Dermody Properties and tenant J&J Snack Foods at LogistiCenter® at Woolwich (N.J.).

The new building features:

  • 150,000 SF Freezer (-10°)
  • 40,000 SF Dock Area (35°-40°)
  • 8,500 SF Office
  • 6,400 sf freezer (-45°) for Dippin’ Dots
  • 22 dock doors to keep a temperature of 36°F for optimal shipping

Based in Pennsauken, N.J., J&J Snack Foods is the nation’s leading provider of nutritious and affordable niche snack foods to food service and retail supermarket outlets across the country.


Under Construction

Pickle Juice, Blackwood

Blue Rock has taken on a unique project for Pickle Juice, an exciting new business concept combining indoor pickleball courts with a juice bar. This 12,095-square-foot facility in Blackwood will provide four courts, a juice bar, and vibrant, greenery-inspired interiors, creating an inviting and modern environment for recreation and wellness enthusiasts.

Ultra Clean Technologies, Bridgeton

Blue Rock is on track to complete a 25,000-square-foot expansion for Ultra Clean Technologies by January 2025. The new addition will support the company’s mission of removing contaminants for hydraulic hoses, providing two dock positions, an office and warehouse space, and extensive safety features like multiple firewalls.

LogistiCenter® at Woolwich East

Blue Rock is constructing a 214,700-square-foot speculative warehouse for Dermody Properties in on a historic 14-acre site that was once part of the nation’s Cold War air defense system. Demolition of the former Nike Missile Battery PH-58 defense base is complete, clearing the way for a LEED-certified facility. Project completion is slated for July 2025.

LogistiCenter® at Mount Laurel

Blue Rock is advancing Phase 1 for Dermody Properties, preparing the site for a future 190,470-square-foot warehouse. The initial phase involves clearing and grading approximately 31 acres, bringing in 70,000 cubic yards of soil, and installing six retaining walls, stormwater systems, and a new 10” water main across the site.
